USA FIABCI-USA Fall Business Conference, September 11-13
FIABCI-USA’s next national meeting, the FIABCI-USA Fall Business Conference, will take place in Denver, Colorado from September 11-13. All FIABCI members from around the world are welcome to register at the member price and can participate fully in the conference. (All sessions will be in English.) Non-FIABCI members are also invited to attend.

If you’ve come to our national meeting before, you’ll notice that we’ve revised our schedule so that all of the prime networking and business events are on Saturday, September 12. Even if you can’t spend the full time with us, you can still get maximum benefit.
Additional networking and practical information sharing have been built into the meeting schedule, while still allowing plenty of time for our popular Networking Lunch & Marketing Session. Each FIABCI member registrant will have the opportunity to present his/her properties or expertise.
In addition to the Marketing Lunch on September 12, two informative education sessions are planned. During the first session - Putting the EB-5 and E2 Visa Programs to Work for Your Foreign Investors - you’ll learn how to use the EB-5 and E2 visa programs to bring investors here to the USA. The second session – Ask the Expert Roundtables – will give you the opportunity to learn from fellow members and to share your ideas, challenges, and solutions. Topics include: Marketing Show & Tell; How to Use New Technologies to Increase Business & Reduce Stress; Luxury Property Forum; Putting Together a Limited Partnership; and Becoming an Owner Instead of a Broker.

FIABCI/Brazil takes delegates to China and Japan on business mission
A FIABCI/Brazil delegation on a business mission to China and Japan joined Brazilian President Luiz Inácio Lula da Silva’s entourage in his recent visit to Beijing. The main purpose of FIABCI/Brazil’s trip was to observe the trends in the Chinese and Japanese real estate market, do business, visit companies and large-scale property developments, and get to know new technologies in order to incorporate them into the Brazilian real estate industry.
Another goal of the mission was to further attract Asian investors’ attention to infrastructure and construction works in Brazil, such as the investment opportunities offered by the 2014 Soccer World Cup in the Brazilian capitals selected to host the matches. As well as the business mission, the FIABCI/Brazil delegation was also scheduled to attend the FIABCI World Congress which was to be held between May 19 and 23 in Beijing but was cancelled due to the spread of the H1N1 influenza virus.
FIABCI/Brazil's business mission was led by its president, Ricardo Yazbek; by João Crestana, president of Secovi-SP, Principal Member of Fiabci/Brazil; by Fiabci-Brazil’s secretary general, Flávio Gonzaga Bellegarde Nunes, and its director Basílio Jafet. Also part of the delegation were leaders of the Brazilian real estate industry, among whom Romeu Chap Chap, chairman of Secovi-SP’s Advisory Board and Luiz Carlos Pereira de Almeida, former World FIABCI President.
The most important message that the FIABCI/Brazil delegation took to Asian investors was the notion that Brazil has coped remarkably well with the global financial crisis and continues to be a choice destination for new business. Furthermore, the Brazilian real estate market continues to be one of the most attractive in the world with excellent growth opportunities.

(Brazil) Master Real Estate Award coming up
Following its 14 years of success, the Master Real Estate Award ceremony has become a much anticipated event by the Brazilian real estate market, the general public and the media. The Award is a huge recognition of the values of all Brazilian real estate industry players.
Hailed as the Oscar of the Brazilian real estate industry, the gala ceremony of the 2009 Master Real Estate Award will be held at São Paulo’s Clube Atlético Monte Líbano on September 23 preceding the São Paulo Real Estate Week, which will take place between September 24 and 27.
The São Paulo Real Estate Week also includes other major events organized by Secovi-SP and by Reed Exhibitions Alcantara Machado, among which the Secovi Convention (a debate forum of the Brazilian real estate market with keynote speeches delivered by renowned Brazilian and international experts on topics addressing the global macroeconomic scenario and its impact on the real estate industry, new trends, and presentations of practical cases, among other topics) and the São Paulo Real Estate Exhibition (SISP), regarded as the largest trade show of its kind in Latin America providing a varied offering of properties (apartments, houses, offices, new launches) and real estate investment opportunities where exhibitors can come in direct contact with their target audience.
The Master Real Estate Award is an initiative of Fiabci/Brazil in partnership with its principal member Secovi-SP. The Master Award is a great way to heighten society’s awareness of the importance of the Brazilian real estate sector as it recognizes and awards successful industry professionals and developments that stand out for their boldness and creativity. DOMINICAN REPUBLIC
BANCO POPULAR LOWERS MORTGAGE RATES
Banco Popular Dominicano, the leading financial institution in the Dominican Republic, lowers mortgage rates to 9.5% in pesos or 8.0% in US dollars. Through a joint venture strategy with Remax Lider, Remax Metropolitana and other real estate agencies, Banco Popular has combined efforts to offer the best rates in the Dominican Republic for acquiring a home.
This initiative develops after the Central Bank experienced a reduction in the interest rates that includes 15% for mortgages of up to RD$12 million. An amount of RD$6 billion has been set aside for mortgage loans, with the condition that a new home is to be purchased, and that its value does not exceed RD$6.0 million. The annual interest rate offered ranges between 9% and 14% for the first 3 years of the loan where the rate of the first year is not to surpass 12%.
Banco Popular also offers low interest mortgage loans in pesos and dollars so residents or foreigners can purchase a second home. These loans also make it easy for the borrower to acquire land or remodel a home.

ARGENTINA, SITUACION DEL MERCADO INMOBILIARIO Y PERSPECTIVAS Por Nestor Walenten

![]() Producida la crisis financiera internacional, con las tremendas consecuencias en las economías de los países más desarrollados y muy especialmente en sus mercados inmobiliarios, los argentinos nos preguntábamos, ¿Qué sucederá con nuestros inmuebles?
Mas allá que nuestros gobernantes, pretendían minimizar las posibles consecuencias en la economía nacional, la ciudadanía sabía que en un mundo globalizado, el mal de una región, tiene su correlato en la vecina, por consiguiente todos nos mantuvimos alertas ante el posible cimbronazo, más aún los actores del sector inmobiliario.
La primera consecuencia de dicha crisis financiera, trajo aparejada la desaparición casi total del crédito, más aún del crédito hipotecario, habida cuenta que los bancos locales no se podían fondear a largo plazo, más aún partiendo del cortoplacismo de las inversiones parte del público.
Esta situación de falta de crédito, en cualquier economía avanzada generaría grandes inconvenientes, más aún, una gran recesión, pero en la economía argentina, especialmente en el mercado inmobiliario, pasa desapercibida, ya que en los últimos ocho años, tan solo el 7% del total de operaciones de compra venta inmobiliaria, se concretaron mediante crédito hipotecario, mientras que le resto, ó sea el 93% lo hicieron con dinero cash.
Esto fue así dado las grandes utilidades que brindaban sectores como el agropecuario, petrolero, minero, exportador, metalmecánica, etc; que posibilitó gran cantidad de emprendimientos inmobiliarios y la fluida demanda de unidades tanto a estrenar como usadas.
Hoy, ante la total ausencia del sector bancario privado, en la oferta de créditos hipotecarios, el Estado Nacional ha debido recurrir a una entidad bancaria semi publica y con fondos que pertenecen al sistema previsional, a brindar líneas de crédito a plazos que van desde los 15 años hasta los 20 años, aunque con tasas lo suficientemente elevadas que imposibilitan el acceso a la clase media y más aún, a la media baja, para acceder a su primera vivienda.
De todos modos celebramos la decisión del Estado Nacional de preocuparse por las necesidades habitacionales de la población y de la necesaria reactivación de los sectores de la construcción e inmobiliarios.
Aunque con bajas apreciables en cuanto a oferta y demanda, el mercado se viene desenvolviendo con los mismos valores de inmuebles que en la pre-crisis. No ha habido variación alguna, ya que el vendedor, sin mayores alternativas financieras rentables, de no ver satisfechas sus exigencias de precio, no vende con lo que se demoran las operaciones y el caudal de las mismas es menor, comparado con igual periodo del año anterior.
Mas allá de todas las razones expuestas, hay un factor condicionante para las expectativas del sector inmobiliario, como son las próximas elecciones legislativas de fines de Junio del corriente año.
Con la ilusión que en las mismas surjan nuevas ideas que beneficien a los sectores productivos y por consecuencia brinden mayor estabilidad laboral, mejores salarios y bienestar social, Argentina encara el segundo semestre de 2009 con renovada esperanza.
